市場操作「節奏」很重要,如果無法判斷行情是否真的落底,最好的方法就是場外觀戰。
獲利不知停利,行情反轉後利潤就會回吐,但並非每一件投資都需要如此執行!
舉例,投資人10年前在台北投資一棟22坪加車位的房產,當時買價2,300萬+裝璜費200萬元,總成本為2,500萬。之後出租給外商公司主管,月租7萬元,十年來約莫收到租金700萬元(扣掉空窗期)。
隨著房價不斷上漲,每坪已高達160萬以上,賣掉房產可獲利約1,000萬元(扣掉仲介費用)。這位投資人還完銀行貸款,剩下本金加上獲利約增加2,000多萬現金,不過隨著房價上漲,已無法以原價買回同等級的房產。
「投資是為了不投資(不斷找尋新標的);操作是為了不操作(不頻繁進出)」,找到對的投資標的後就只有一個動作「靜待資產成長」,掌握市場規律與原則,就能正確解讀資訊,獲得有別於他人的真知灼見。

That investor repaid the bank loan, and the remaining money plus profit increased by more than 20 million in cash. However, with the rise in house prices, it was impossible to buy back the same-grade property at the original price.
"Investment is for not investing (constantly looking for new targets); operation is for not operating (infrequently in and out)", when finding the right investment target, there is only one action "waiting for asset growth", mastering market rules and principles, investors can interpret information correctly and gain insights that are different from others. |
