關於富裕,坊間有許多定義
我的解釋取材自一位持家有方的婦人:
「需要錢的時候,不用跟人伸手」
簡單、有力,質的精粹,遠勝量的膚淺
印證了真正的智慧,從來不是書讀多少,而在於經驗的匯聚與反思
處世方面,任何瀕臨破滅的情境,大多源於財務管理不當
一文錢逼死英雄漢,說明作為物質的金錢雖對人無害,然只要衍生「使用的迫切性」,就會導致決策失誤
金融業熟稔這樣的邏輯,故晴天送傘、雨天收傘,輕鬆囊括民眾錢財
一般人妄想搭上財富重分配列車,其實是為富人抬轎,還自以為優秀
底層的人,真無翻身之日嗎!?
儘管困難重重,並非無計可施,可別忽略現在的富人多數來自底層,並非與生俱有
試著盤點家庭是否有閒置資產(無貸款房地),個人是否有穩定的職業(軍公教、百大企業員工)或被動收入(退職所得、年金、定存利息等)
以上均能透過質借程序預支未來流動資金,用以套利(息差),可參考以下實例:
某甲15年前以650萬(貸款500萬)購置市區房產自住,現貸款繳清,市值增至1800萬
為活化資產,與銀行洽商理財型房貸,以無風險利率+0.5%條件貸得1000萬投入美國公司債(等級BBB,利率5%),估計20年利差300~800萬,屆時資產亦可能增值至2800萬
上述潛在利益至少1300萬,等同每月加薪5.4萬/20年,恭喜某甲獲長期飯票,直接退休
這樣的理解與操作,宛如煉金術般無中生有,然確實可行,但不會有人願意傳授
勿以戰術的勤奮,掩飾戰略的怠惰
今日的貧困或許是先天環境所致,但到了明天,就是自己選擇的結果
唯有在飢餓、覺悟和希望的處境下,才會誕生企業家精神
一旦洞悉資金的可能流向,人生的視角將截然不同
別只欣羨英雄,應探知其勇敢的底氣從何而來?然後與之並進
There are many definitions of wealth.
My interpretation is inspired by a woman who manages her household well:
"When you need money, you don't have to ask for it."
Simple but powerful, the essence of quality far surpasses the superficiality of quantity.
This proves that true wisdom is not about just reading, but about the accumulation and reflection of experience.
In life, any situation on the verge of ruin often stems from improper financial management.
"A penny can kill a hero," demonstrating that while money, as a material object, is harmless, once it develops a sense of urgency, it can lead to poor decision-making.
The financial industry is well versed in this logic, offering umbrellas in sunny days and collecting them in rainy days, easily pocketing the public's wealth.
The average person's wishful thinking about wealth redistribution is actually just a way to help the wealthy, while still believing they are superior.
Is it really impossible for those at the bottom of society to turn things around?
Despite the numerous difficulties, there are solutions. However, don't overlook the fact that most of today's wealthy people come from the lower classes and weren't born that way.
Try to assess whether your family has idle assets (real estate without mortgages), whether you have a stable career (military, public servants, teachers, employees of top 100 companies), or passive income (retirement pension, annuities, interest on fixed deposits, etc.).
All of these can be used to advance future liquidity through a mortgage loan, potentially generating arbitrage (interest rate differentials). For example, consider the following:
Fifteen years ago, Mr. A purchased a city property for his own use by 6.5 million NTD (with a 5 million NTD loan). The loan has now been paid off, and the market value has increased to 18 million NTD.
To revitalize his assets, he negotiated with a bank for a wealth management mortgage. He obtained a 10 million NTD loan at a risk-free rate + 0.5% and invested it in US corporate bonds (rated BBB, 5% interest rate). The estimated interest margin over 20 years is 3 to 8 million NTD and his assets could potentially increase to 28 million NTD by then.
This potential profit is at least 13 million NTD, equivalent to a monthly salary increase of 54,000 NTD over 20 years. Congratulations to Mr. A for securing a long-term living allowance and direct retirement.
Such understanding and practice, like alchemy, create something out of nothing. While it's certainly feasible, few are willing to teach it.
Don't use tactical diligence to mask strategic laziness.
Today's poverty may be due to innate circumstances, but tomorrow, it will be the result of one's own choices.
Entrepreneurship is born only in a world of hunger, awareness, and hope.
Once you understand the potential flows of capital, your perspective on life changes dramatically.
Don't just admire heroes; explore the source of their courage and then strive to emulate them. |
